Arjan is a thriving freehold residential community in Dubailand developed by Dubai Properties since 2006, ideally located between Al Barsha South and Sheikh Mohammed Bin Zayed Road. Known for its modern low to mid rise apartments, it offers a peaceful, family friendly atmosphere enhanced by well planned roads, landscaped parks, gyms, pools and jogging paths.
Home to the world famous Dubai Miracle Garden and Butterfly Garden, Arjan draws both residents and tourists. Supermarkets, cafes, schools and clinics are scattered across the community, while major malls like My City Centre Al Barsha and Circle Mall are just minutes away. Connectivity is top notch with E311, D63 and Al Khail Road linking Arjan to downtown, airports, Marina and more.
It’s popular among families, young professionals, students and investors thanks to its wide range of affordable studios to 3 bed units, all backed by strong rental demand. The top meter infrastructure includes parks, retail outlets, and community services that cater to daily needs.
However, Arjan has some limitations: public transport is sparse, traffic can build during peak hours, and ongoing construction leads to occasional noise and dust. Options for villas remain limited, and amenities like large gyms, major malls, and hospitals are located outside the community.
In summary, Arjan represents an attractive value proposition within Dubai—offering modern, tranquil living in a well-connected, amenity-rich district with solid investment potential, albeit with a few growing pains typical of a developing neighborhood.
